Trusted Gate Repair for Hollywood Homeowners

A gate that won’t open traps you in your own driveway. A gate that won’t close leaves your property exposed overnight. Both are urgent, and both have specific causes we can find and fix, usually in one visit. Vance Gate Repair has repaired and installed more than 22,000 gates since 2014, the year Adrian Vance brought his commercial access-control background into residential and light commercial service. Every job in Hollywood starts the same way: a written price handed to you before any tool comes out, and a photographed record left with you when the technician leaves. Call (754) 714-5786 and a live person answers, day or night.

What Our Gate Repair Service Includes

Gate repair covers a lot of ground. A gate is a system: steel or aluminum or iron, hinges, a motor, limit switches, photo-eyes, a control board, and the wiring that ties it together. When one part fails, the symptom shows up somewhere else. We trace the symptom back to the failed part, fix that, and leave proof of what was done. Here’s what each repair category actually involves.

Electric Gate Repair

Electric Gate Repair addresses anything in the powered system: the motor, the control board, the transformer, the wiring, the receiver. The most common failure we see in Hollywood is a gate that starts opening and immediately reverses, or a gate that hums but doesn’t move. Both usually point to a limit switch that’s drifted or a capacitor that’s failed, and both are repairable without replacing the motor. We diagnose the circuit with a multimeter before we quote a part, so you know the price matches the actual fault, not a guess.

Electric Gate Repair

Automatic Gate Repair

Automatic Gate Repair means the gate is swinging or sliding correctly but won’t do it on its own. The remote doesn’t work, the keypad stopped responding, the sensor won’t hold, or the gate only runs when you hold the button down. Often that’s a radio receiver issue or a safety-sensor fault, not a motor problem. We test the actuation system component by component, and we service nine major automation brands so there’s no pressure to replace a motor when a $60 receiver board fixes it.

Automatic Gate Repair

Hinge & Post Repair

Hinges carry the entire weight of the gate, and when they sag, the gate drags, the motor strains, and the limit switches get knocked out of adjustment. A scrape mark on the driveway near the latch post is the tell. We provide Hinge & Post Repair, re-weld hinge mounts, replace seized bearing hinges, and reset or reinforce gate posts that have shifted in the ground. The goal is a gate that swings level without the motor fighting gravity.

Hinge & Post Repair

Gate Realignment

A gate that’s dropped half an inch can bind against the latch or fail to close far enough to lock. Gate Realignment covers adjusting hinges, trimming or shimming the post, re-leveling the gate leaf, and re-setting the close limit so the gate seats fully. In Hollywood’s sandy soil, posts shift over time, and we’ve pulled many a post back to plumb with a jack and re-secured it with new concrete. A properly aligned gate extends the life of every other component.

Gate Realignment

Lock Repair

Most automatic gates use a mechanical or magnetic lock wired into the opener, and a failed lock is a security failure even if the gate itself moves fine. If the gate opens but won’t lock, or the lock buzzes but won’t release, the issue is usually the solenoid, the strike alignment, or the power feed to the lock. We rebuild or replace the lock, test it on a full cycle with the opener, and photograph the finished install so you can see it’s seated and working.

Lock Repair

Weld & Rust Repair

South Florida’s salt air is hard on gate steel. We see rust at the bottom rail, at the hinge welds, and where two pieces of tubing meet. If the rust is surface-level, we grind it, treat it, and repaint. If it’s structural, we cut out the bad section and weld in new steel, then reinforce the joint. A cosmetic rust spot can hide a weakening post, and we’d rather find it early than quote you a full gate replacement in six months.

Brands We Service for Gate Repair

Brands We Service for Gate Repair

We service FAAC motors more than almost any other brand in Hollywood’s older swing gates. FAAC’s hydraulic operators are robust, but their limit-switch adjustments drift with temperature and wear, and the symptoms read like a motor failure when they’re actually a fifteen-minute reset. We’ve been inside enough FAAC units to know the difference, and we stock the common replacement boards and capacitors for them.

We also work regularly on BFT, Linear, and Viking systems, plus the other brands in our service list. BFT sliding operators show up often on commercial and larger residential properties in Hollywood, and their encoder-based travel limits are a different repair discipline from the mechanical switches on older FAACs. Whether you have one of those or any other make, we can help. We repair what’s on the property rather than steering you toward a replacement.

Signs You Need Gate Repair Right Now

  • The gate reverses before it reaches the fully open or fully closed position. This usually means a limit switch or obstruction sensor is misreading. Left alone, the motor will cycle repeatedly against its own resistance and burn out the capacitor or the gear train, turning a small adjustment into a motor replacement.
  • The gate motor runs but the gate doesn’t move. That’s a mechanical disconnect somewhere, often a broken drive chain, a stripped gear, or a sheared coupler. Continuing to run the motor while the gate is bound will destroy the remaining drivetrain within days.
  • The gate scrapes or drags on the driveway. This is a sagging hinge or shifting post, not a normal wear point. The extra friction overworks the motor, and the scrape line tells you exactly where the leaf is hitting. It will only get lower and heavier.
  • The gate opens but won’t lock or won’t stay closed. A gate that can’t lock leaves your property open to anyone, and a lock that won’t release can leave your car trapped inside. Both are security or safety failures, and both are repairable before they become a bigger emergency.
  • The remote or keypad stopped working without warning. Sometimes it’s a dead battery, but repeated failures across multiple remotes point to the receiver inside the control board. When the receiver goes, the gate won’t respond to anything except the hard-wired switch, which is a real problem if you’re trying to get out in a hurry.

Our Gate Repair Process - Step by Step

Our Gate Repair Process - Step by Step
  1. 1
You describe the symptom, we schedule a diagnostic. When you call (754) 714-5786, a live person answers and asks what the gate is doing, not doing, or doing intermittently. We don’t route you to voicemail. We schedule a technician to your Hollywood property and text you the technician’s name and photo before arrival.
  2. 2
The technician tests the system before touching anything. We measure voltage at the board, test the motor for continuity and amp draw, check limit-switch positions, and run the gate through a full cycle if it will move at all. The findings get written down, part numbers included, so the diagnosis is transparent and repeatable.
  3. 3
You get a written price before any repair starts. This is Clause 1 of our Haven Standard: have it in writing. The flat price is handed to you on paper, and it covers the labor and the parts we’ve identified. Nothing gets approved verbally and billed later. If a second fault appears mid-repair, we stop and get a second written approval before touching it.
  4. 4
We complete the repair and document everything. Replacement parts are photographed, adjustments are photographed with the readings, and the final operation is tested with the gate under load. If we reset a limit switch, you’ll see the before-and-after positions in the photo log. You keep that record, and we file a copy in the job history.
  5. 5
We walk the system with you before we leave. You’ll see the gate open and close, lock and unlock, and respond to the remote. You’ll have the written record of what was found, what was set, and what was installed. If anything isn’t right within 365 days, our Done Right Promise says we come back and make it right, no argument and no fee.

How Much Does Gate Repair Cost in Hollywood?

A gate repair in Hollywood typically costs between $145 and $850 depending on what failed. A limit-switch adjustment or photo-eye realignment runs $145 to $275. A capacitor or receiver board replacement runs $240 to $560. A hinge replacement with weld work runs $350 to $850. A full control board replacement on a newer motor runs $480 to $900. Those prices include the part, the labor, and the documented record of what was done, and every one is given to you in writing before the work starts.

What moves the price is access, parts availability, and whether the failure damaged anything downstream. A gate that’s been running against a bad limit switch for two weeks may have a burned capacitor on top of the switch problem. A gate in a tight side yard takes longer to work on safely than one with open clearance. You avoid overpaying by getting a written quote that names the failed part and the flat labor, and by asking for photo proof of what was replaced. Our estimate is free, and it includes the diagnostic and the written breakdown. We’ll also review any written estimate from another company at no cost and give you a second opinion on it.
